荣盛发展 竞争优势来自独特的市场布局

    我们预计公司07～09年EPS分别为0.70、1.40、2.12元，上市后每股净资产评估值为11.53元。按照可比公司的市盈率水平，我们给予公司08年27×市盈率，设定未来一年目标价为37.8元，建议投资者可在30元以下买入并持有。

    公司成立于1996年底，总部位于河北廊坊，主要布局在京津冀和长三角的中等城市，致力于普通商品住宅的开发和销售。公司拥有国家一级开发资质，开发项目获得多项荣誉，旗下地产品牌“阿尔卡迪亚”也荣获了2006年中国房地产总评榜“连锁品牌企业十强”称号和“2007年中国房地产百强企业突出贡献项目”奖，在各地市场具有较高的知名度。

    公司竞争优势来自于独特的市场布局。布局于两大经济圈的二三线城市，一方面使得公司得以避开与全国性开发商的直接竞争，另一方面也使得公司在各地享有较高的市场占有率。另外，由于公司所布局的城市房价基数不高，自住性需求较强，政策风险较小，荣盛发展的项目售价未来有望逐步上涨。

    公司采取的是“高周转、低毛利”的经营策略，并且具有极强的费用控制能力，期间费用率显著低于可比上市公司，因而公司具有较高的资产收益率。如果未来能够继续保持高周转、低费用的特点，公司极有可能在二线城市房地产行业的整合中胜出，并充分享受到房价上涨带来的利润增厚。

    公司将每年进入两到三个新城市，如果在扩张规模的同时不能保持低费用率的特点，公司的净利润率将受到影响；如果公司所布局城市的房地产市场景气衰退，公司的业绩将无法到达预期。
